Before you can apply for any bank or Pag-IBIG home loan, you must submit a complete set of technical building requirements. These documents prove to the appraisers that your future home is structurally stable and meets building codes.
Provided By Concept Home Builders:
- ✓ Complete 5-set architectural, structural, sanitary, and electrical blueprints signed & sealed by licensed engineers.
- ✓ Detailed Bill of Materials (BOM) & Bill of Quantities (BOQ).
- ✓ Technical Specifications sheet specifying exact brand and materials quality.
Owner/Landowner Requirements:
- • 2 Certified True Copies of the Land Title (TCT / CCT).
- • Current Tax Declaration (Land and Improvements).
- • Real Estate Tax Clearance & Tax Receipt for the current year.
- • Lot Plan & Location Plan signed by a Geodetic Engineer.
We assist in submitting your package to Pag-IBIG Fund or to your choice of commercial partner bank (BDO, BPI, Security Bank, Metrobank). Submitting the complete set of requirements speeds up the processing window.
For Local Employed & Self-Employed:
- • Certificate of Employment & Compensation (COE) with company logo.
- • Latest 3 months payslips & latest 2 years BIR Form 2316 (ITR).
- • 2 Valid Government Issued IDs (Photocopy with 3 signatures).
- • For Self-Employed: DTI/SEC registration, latest 2 years ITR & Audited Financial Statements.
For OFW & Seafarers:
- • Consularized or Apostilled Employment Contract (written in English).
- • Certificate of Employment & Compensation (CEC) verified by POEA/Embassy.
- • Proof of Remittances for the last 6 months (Western Union, bank transfer).
- • Special Power of Attorney (SPA) assigning a local representative/attorney-in-fact.
Once the documents are submitted, the bank or Pag-IBIG assigns an appraiser to visit your lot. They review the lot layout, verify titles, and examine our signed and sealed blueprints to calculate your maximum loan-to-value ratio.
Upon approval, the bank issues a Letter of Guarantee (LOG) or Pag-IBIG issues a Notice of Approval (NOA). This document guarantees that they will pay the construction billings as the house progresses.
With the LOG or NOA in hand, we secure the municipal building permits, mobilize our engineering team, and begin site excavation. House construction is billed progressively, aligned directly with bank inspections.
Milestone 1: Foundation & Excavation
We request the first drawdown or progress release. Bank inspector visits site to verify foundations are cast correctly.
Milestone 2: Columns, Beams & Slab Casts
Second drawdown released after walls are built and roof frames are completed.
Milestone 3: Finishing & Handover
Final drawdown released upon complete painting, electrical fixture wiring, and window trims. We turn over the keys and municipal occupancy permit.
